Agent Customers of MRIS:

Thank you for your inquiry about our Database License and Access service.

MRIS offers agent subscribers a license to use our listing content on their Web sites, in accordance with our published rules for Internet Advertising (currently the IDX or Internet Data Exchange Rules). Content is provided from our servers using the Real Estate Transaction Standard (RETS) protocol, a real estate specific version of XML. You may either download the content and maintain a local database against which to query or perform the queries in real time against our servers. The same query language is used for both processes. More detail on the RETS standard can be found at www.retsinfo.com and www.rets.org.

The cost to the agent subscriber is currently a one-time fee of $500 to establish your account and assist with the technical details of starting your service. However, if the broker is already licensed to receive the content AND the broker agrees to provide the technical support to his/her licensees who also want to receive content under this agreement, then MRIS waives the subsequent $500 fee for agents of that brokerage. Your brokerage firm is already licensed to receive our content. So, if you have your broker's agreement to support your technical efforts, our agreement with you will include a signature block for your Broker of Record to affirm that you have permission to receive the content and that the broker will provide technical support. If this is not the case, then the $500 set-up and support fee for your account will apply.

Below you will find a link to an introductory package (in *.zip file format) of information outlining the service as well as a reference copy of our standard license agreement. DO NOT execute this agreement. It is provided as a convenience for you and your attorney to become familiar with the terms of us of the service. In order to create a contract specific to your individual situation and needs, we need some specific information from you. Also below is a link to our initial questionnaire containing the specific items we need from you in order to prepare that contract. Please complete this form and return the MS® Word document in *.doc format via email as noted below at your earliest convenience. If there are two parties to the agreement (primary licensee and secondary developer/vendor) each party should complete the document and return the two documents separately.

You may send the information by email with the MS Word document in *.doc format attached to Contracts. Once received, we will create a contract and return it to you for execution. Upon receipt of the executed agreement a description and/or sample of the Web site or product/service you are building (or the URL to a development version) per Exhibit D must be submitted to the compliance department for approval. After receipt of the approval notice by our Compliance Department, you will be issued login credentials and the authentication information.

At that point you may complete your development work. An invoice will be forwarded to you from MRIS; invoices must be paid within 30 days.

If your questions are technical in nature, please address them to RETS. This is our technical support mailbox for RETS services and is the only contact point for RETS support. Our regular Helpdesk personnel are not trained in RETS support issues and phone calls to them are automatically referred to this mailbox.
